Jubilee's current work centers in the Tierra Vida community in Pasco, Washington. The facility maintenance technician reports to the maintenance manager and is responsible to perform repairs, maintenance, and upgrades that keep the interior and exterior of apartment complexes and campus wide buildings owned by Jubilee in first-rate condition as well as help provide stellar maintenance of grounds. Management reserves the right to add, modify, change, or rescind the work assignments of different positions and to make reasonable accommodations so that qualified employees can perform the essential functions of the job. This is a full-time, hourly position at $18.00 per hour, comprised of work hours from 7:00am-4:00pm, Monday to Friday. Core competencies: Knowledge: Demonstrate a level of technical skill or knowledge of building maintenance and repairs; keeps up with current developments and trends related to building trades. Problem solving: Identifies problems, determines possible solutions, and actively works to resolve issues before they become a growing concern. Attention to detail and coordination: Accomplish routine tasks and processes accurately and completely; follows instructions through a standard work process; checks work for accuracy before completion of tasks. Physical endurance: Ability to stand, lift, climb, bend, push, pull, and kneel. Safety and health compliance: Demonstrate an understanding of applicable policies and procedures and maintain conditions that ensure a healthy and safe work environment. Specific duties and responsibilities: Perform a variety of routine semi-skilled maintenance functions including, but not limited to, electrical, plumbing, appliances, flooring, carpentry, grounds maintenance as needed. Plumbing : Install faucets, toilets, dishwashers, refrigerators, all things which are affected by plumbing issues. Electrical : Repair and/or replace power switches, fuses, and wall sockets, troubleshoot electrically powered appliances such as ceiling lights, range, hood range and smoke alarms. Painting and Drywall : Apply new coats of paint to minor touch ups and damage repair on walls. Keep apartments visually appealing by using drywall to fill in small holes and cover up normal wear and tear. When renters change apartment units, maintenance add a fresh coat of paint to get the apartment ready for a new tenant. Overseeing Property Exterior Appearance : Help always maintain an attractive appearance. Address many aspects of community presentation, including picking up trash and fixing any needed outdoor repairs. Also help mow grass, pull weeds, remove leaves, trim trees, and water lawns. Replace light bulbs to keep outdoor pathways well lit. Perform general carpentry duties such as wall repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair; Conducts various proactive preventative maintenance including siding, painting, lighting, and sprinkler repair; Assist with structural pest control measures Complete work orders in a timely manner to company and resident satisfaction, and provide work status reports to manager to close the work order; Assist with company property and apartment maintenance emergencies on-call and/or after hours; adhering to established response times and address emergency issues appropriately; Foster a positive, active and collaborative relationship with residents and staff; Maintain a professional demeanor and appearance at all times; Performs other duties as assigned. Skills and Requirements: Excellent customer service and interpersonal skills with the ability to relate to others. Strong organizational and time-management skills. Ability to lift, push and pull up to 150 pounds. Ability to respond to emergency after hour calls. Ability to use standard maintenance equipment. Ability to multi-task and tolerate stressful situations. Ability to perform basic mathematical functions. Ability to cope with and defuse situations involving angry or difficult people. Ability to maintain confidentiality. Must maintain a valid driver's license Benefits: Benefits include paid time off and sick leave, medical insurance, and 401(k) plan (after 90 days of service).
