The Acquisitions Representative will be instrumental in securing investment opportunities by engaging with real estate professionals. This role requires strong negotiation and communication skills to effectively gather property details, negotiate terms, and close deals that align with our strategic objectives. The successful candidate will be expected to close 30 deals in their first year, improve their offer-to-closed deal conversion rate by 5-10%, and consistently close 5 deals per month by the end of the year. Yearly Performance Goals • Close 30 Deals in the First Year: Achieve a total of 30 real estate deals closed within the first year of employment.• Increase 'Offer to Closed Deal' Metric by 5-10%: Enhance negotiation and closing techniques to increase the conversion rate of offers to closed deals by 5-10% over the course of the year.• Consistently Close 5 Deals per Month by Year-End: Develop and maintain a steady deal-closing pace that results in at least 5 successful transactions each month by the end of the first year. Daily / Weekly Performance Expectations • Complete tasks and follow-ups for the day• Call 10 MLS Listings Daily (Minimum)• Submit 5 Offers Daily (Minimum)• 3 Hours of Phone Time weekly Compensation - Commission-only structure with escalating rates: • 17% commission for the first 10 deals.• 20% commission for deals 11-30.• 22% commission for deals 31+.• 30% commission after closing 100 deals. Commission is based on closed transactions sourced by the acquisitions representative. Application Process Interested candidates should submit a resume and a cover letter outlining their qualifications and why they believe they are a good fit for this role. Start date will likely be between June 1 - 15. Vision for Impact As we aim to become a leading player in the industry, our vision extends to achieving consistent annual revenues of $2.5M, enabling us to contribute $250K each year to charitable causes, such as ocean cleanup and environmental restoration. Responsibilities:• Call Listings: Contact agents representing listings to gather initial property details and express potential interest. (we will provide you with leads)• Gather Property Details: Collect detailed information on the Condition, Occupancy, Motivation, Price, and Timeline of properties while establishing rapport with agents• Submit Offer Details to Underwriting: Provide the underwriting team with detailed property information to facilitate a competitive offer creation• Negotiate Terms: Communicate with agents to negotiate the best possible terms for our team• Follow Up: Maintain communication with agents to track the status of pending deals, revisiting negotiations as needed until the deal is closed or declared inactive• Agent Relationship Management: Regularly follow up with agents for new listings and potential deals, ensuring a robust pipeline and fostering long-term professional relationships Qualifications:• Selling is your passion, and you are extremely driven to succeed• Top-notch written and verbal communication skills• Superior phone etiquette• Over 1 year of experience in a sales role is preferred• Being local isn’t required, but is a strong plus• Strong negotiation and interpersonal skills• Excellent communication and organizational abilities• Proven sales capability with a focus on meeting and exceeding targets Compensation: $50,000 - $80,000 yearly About Company: Consistent Homebuyers LLC is a start-up real estate investment firm located in Northern VA.
